Renting out your Gold Coast home for the first time, even while you travel

A modern Gold Coast home with a suitcase and sun hat on the front path

“We’re looking to rent out our property. Is that something you can help with?” Yes. Renting out a home for the first time comes down to four things: getting the right tenant in, keeping the paperwork compliant, looking after maintenance, and knowing how the property is going while you are not there. That last part matters most if you are travelling or living somewhere else for a while.

Red Gum started the same way. Nathan bought an investment property, couldn’t find a manager he trusted, and did it himself. Whatever your situation looks like, someone here has already stood where you are standing.

Step 1: find the right tenant

A good tenancy starts with the right match. We can market the property across the major property platforms and social media, then screen applicants with financial checks, employment verification, references from previous landlords and a conversation with them before anything is signed.

Step 2: the paperwork and compliance

Queensland has rules for rental properties, from the lease itself to the condition of the home at move-in. We navigate the rental property compliance maze for you. We can handle the paperwork, the compliance checks and the entry condition inspection, so the tenancy starts on the right footing. Our rental property compliance page explains more.

Step 3: maintenance while you are away

Things break, wherever you are. We have a quality team of tradies for proactive and emergency maintenance, and we keep you in the loop, so a leaking tap does not become your problem from the other side of the world.

Step 4: knowing how your property is going

Regular inspections keep you across the condition of your home. If you are travelling, ask us how you would like to hear from us and how often, and we can set it up that way.

Planning to come back?

If you plan to move back in after a year or two, say so at the start. It shapes the lease length and when we talk to the tenant about what happens at the end of it. Our lease renewals page covers how renewals work.

What it costs

Red Gum charges a flat 5% management fee plus GST, with no hidden costs: no admin, re-letting or advertising fees. That’s peace of mind while you’re away. Try the fee calculator with your expected rent, or book a free consultation to talk through your plans.
