Who rents in Varsity Lakes, and why it matters

The right tenant for a Varsity Lakes property depends on where it sits in the suburb. A unit near the station suits a commuter or a hospital shift worker. A three-bedroom house near Varsity College suits a family who wants to stay put for years.

Pricing and advertising a property for the wrong tenant is the most common reason homes sit empty longer than they should. Getting the match right is where a local property manager earns the fee.

Varsity Lakes has several tenant pools living side by side. Bond University sits just over the boundary in Robina, so students, postgraduates and university staff look here first. Robina Hospital is a short drive away, and hospitals were the largest single industry of employment for Varsity Lakes residents at the 2021 Census (4.8%, ABS 2021 Census QuickStats for Varsity Lakes). Varsity Lakes railway station is the end of the Gold Coast line, which makes the suburb workable for people who commute north.

Families are the other big group. Couples with children made up 41.2% of families at the 2021 Census, and Varsity College, a state school running Prep to Year 12, is inside the suburb. For a family, a school catchment and a yard often matter more than a view of the lake.

Getting the match right also reduces turnover. A tenant who chose your home for the school or the commute is more likely to renew, and every renewal saves you a vacancy and a letting cycle.

Managing townhouses and units under a body corporate

About one in three occupied homes in Varsity Lakes was a townhouse or semi-detached home at the 2021 Census, and another quarter were apartments. Most of those sit inside a body corporate scheme with its own by-laws.

That adds a second set of rules on top of tenancy law, covering pets, parking, noise, pools and who fixes what.

When your rental is in a community titles scheme, the tenant has to follow the body corporate by-laws as well as the lease. We’ll give the tenant a copy of the by-laws at the start of the tenancy, so there are no surprises about visitor parking, bin areas or pets.

Repairs are often split. Common property such as driveways, fences and shared pools is usually the body corporate’s responsibility, while the inside of the unit is yours. We’ll work out which side a repair falls on before arranging a trade, so you don’t pay for work the body corporate should cover.

We can also keep an eye on body corporate notices, levy changes and planned works that might affect your tenant, and let you know when something needs a decision. It is part of responsive property management: you hear from us before a problem lands on your desk.

Townhouses in Varsity Lakes compete hard with each other because many were built in the same era with similar layouts. Presentation, a sensible rent and a quick response to enquiries make the difference between a two-week vacancy and a six-week one.

Setting the right rent in a mixed market

At the 2021 Census the median weekly rent across Varsity Lakes was $490. Rents have changed since then, so that number is a record of 2021, not a guide to today.

The only reliable way to price your property is against what is listed and leasing now, for homes like yours, in your part of the suburb.

Keeping your property compliant under Queensland law

Queensland’s rental rules have changed a lot in recent years, including minimum housing standards, smoke alarm rules and limits on rent increases.

Getting one of them wrong can mean a fine, a dispute or a tenant who is entitled to end the lease.

Every rental property in Queensland has to meet the minimum housing standards: weatherproof and structurally sound, free of vermin and damp, with working locks on external doors and windows, and with privacy coverings in the bedrooms and living areas. We’ll check your Varsity Lakes property against them before a tenant moves in and at routine inspections.

Smoke alarms are the other big one. Queensland requires photoelectric, interconnected smoke alarms in rental homes, and the rules set where they must be installed. We’ll confirm your property meets them and arrange a licensed installer if it doesn’t.
